Housing Improvement Program
The Housing Improvement Program operates Prairie Development Corporation's revolving loan program to help meet the needs of low- to moderate-income home owners and home buyers who need emergency or major repairs to their homes, or of income -eligible home buyers who need down payment assistance or closing costs assistance.
Owners or buyers using these programs must use the homes as their principal places of residence, and occupants of the homes must meet certain maximum income guidelines. Interest rates range from zero to current market rate, and repayment terms for most programs are for 10 years.
Home buyer assistance
Down payment assistance loans are for $5,940 or less for buyers in Cheyenne, Kit Carson and Lincoln counties, and $8,760 for buyers in Elbert County. Borrowers are required to provide one percent of the purchase price or $1,000.00, whichever is the greater amount, in their own cash toward the purchase.
Housing rehabilitation
Prairie Development Corporation will loan up to $30,000 (or up to 75% of the after-rehab value of the home, whichever is less) for a wide variety of improvement measures. Priority is given to mechanical or structural issues, health and safety issues, energy conservation and accessibility issues.
Emergency Repair
Prairie Development Corporation will loan up to $3,500 for repairs of conditions threatening household health and safety, with priority given to waste disposal systems, heating systems, water heaters, electrical systems, structural issues and accessibility issues.
